Dawn assists clients in the drafting and negotiation of commercial real estate leases and other real estate contracts to accurately memorialize deal terms, maximize legal protections, and avoid disputes for the duration of the term.

She is a senior attorney in the real estate practice group and assists clients in evaluating, negotiating, and closing transactions involving the leasing, sale, purchase, and financing of real estate.

Dawn was a judicial law clerk for Judges Richard Menke and Michael Young of the First Judicial District.

Dawn continually represents a healthcare company and a financial institution with their nationwide leasing transactions and lease administration matters.

Dawn established national leasing standards and deal negotiation strategy to standardize lease content across a Fortune 500 client’s portfolio.

She renegotiated the national contract between the client and its national general contractor to provide construction services for office build-outs across the nation.

Dawn lead the client's real estate transition team for the spin-off of the client's national wealth management subsidiary. She performed dual representation in drafting and negotiating transition subleases of jointly occupied properties, and negotiated subsequent assignments and landlord consents for the 200-site portfolio to an affiliate.

Following the acquisition of a target company by the client, she prepared landlord notifications of tenant entity change-in-control, negotiated subsequent assignments and landlord consents for the 150 site acquisition portfolio to client's affiliate, and negotiated interim license agreements of jointly occupied properties.

Dawn partnered with client’s internal mergers and acquisition team incident to the sale of 15 travel locations, successfully completing all lease assignments by the initial closing date and obtaining all landlord consents without the payment of any additional financial consideration by the client.
